Our process brings together full-service creativity and expertise with your aspirations, to develop plans that challenge, inspire, and create something completely unique to you.

Phase 2
Conceptual & Schematic Design
Here we create the overall direction for your project. This includes sketches, rough mockups, floor plans, and conceptual plans. We deliver different creative concepts and styles to learn more about your preference and develop design floor plans and preliminary 3D imagery to determine the layout of the space to meet the project goals. Ultimately, we define a big picture idea of how your space will function with some detail on how we plan to proceed. After completion of this phase, the first construction cost exercise known as “Budgeting” may be performed by your selected general contractor, which will further define the scope of work and how it relates to schedule and budget.

Phase 3
Design Development
We work together to transform the conceptual design into solidified plans. During this phase, we begin making important choices on materials, delineating interior and exterior details, and ensuring that the design fulfills the agreed-upon vision for your future space. After completing Design Development, a more refined construction cost exercise known as “Estimating” may be performed by your selected general contractor or our affiliated General Contractor, Woodhull, and a Schedule of Values is provided.

Phase 4
Interior Architecture & Construction Documentation
We prepare your architectural drawings for permitting and accurate pricing by your chosen General Contractor. Within this intensive phase, we also create detailed drawings for any custom millwork and furnishings, define interior design details like lighting and suggested furniture placement, and put finishing touches on various aspects of the home. Your general contractor will deliver pricing, which establishes a firm quote on construction plus any necessary contingency. Interior design is completed in this phase and includes the specifications of all items that will be installed and provided by your General Contractor such as surface finishes, custom millwork and cabinetry, and items such as light and plumbing fixtures.

Phase 5
Construction & Construction Administration
It’s time to build. At this stage of the project, we make ourselves available to you and your contractor to answer questions about the construction drawings, provide clarification sketches and respond to and indicate design changes to the plans. It is our role to be expert representatives of your interests as the building is constructed and we will schedule periodic site visits and communications with you the owner and your general contractor.

Commissioning
We ensure every aspect of your home fulfills the initial vision, and we make ourselves available to provided maintenance, care, and improvements as needed.
